The business is in full swing, hybrid working and the change in employees' requirements places further demands on the office. But this is easier said than done. After all, do you choose to remodel the current office? Or are you going to move? This choice was quickly made for real estate company Altera Vastgoed, after thorough consideration. Erwin Wessels, Chief Investment Officer at Altera Vastgoed, takes us through his considerations, proudly tells us about their new office and why they chose BeSpark again.
WHY REMODEL YOUR OFFICE?
In 2017, we started our analysis for the first modification of our office. At the time, the office was traditional and closed, a real 'office-office'. But that no longer suited our organisational culture. From our core values, we arrived at a new, open layout with transparency, where our colleagues can easily seek each other out and collaborate. And an interior where, as a business partner, you don't walk into an imposing desk, but into an inviting reception area. In short, an interior that appeals to everyone's imagination and puts people first.
WHY REMODEL THE OFFICE IN 2017 INSTEAD OF MOVING?
That we needed to do something about the layout was one thing that was certain. But what interventions can you make to meet all the needs of the organisation and its stakeholders? That was the question. Given the functional areas of the office, its central location in the Randstad conurbation, its accessibility and housing costs, the option of moving was quickly off the table; the choice fell on redesigning the office.
CREATED AN INVITABLE OFFICE WITH THE CONVERSION
Once the decision had been made internally, it was decided to work with BeSpark after a selection process. Quite a challenge for them, since we, as a real estate company, had our nose to the grindstone. Our team knows better than anyone else what the points of interest are during renovations, how the process works and how to deal with the user. This allowed us to make a real contribution in terms of content and make the office our own.
We wanted to radiate connection and transparency when walking through the corridors and encourage cooperation. More light from outside to inside and more attention to social spaces. Our colleagues reacted very enthusiastically to this, although in practice it took some getting used to. For years we were used to walking through closed corridors, whereas now you can look at all your colleagues. The changes were soon appreciated.
The office no longer consisted of just a desk to work at, it was now really inviting to be there and to visit each other.
RENOVATION 2.0 OF THE OFFICE
The collaboration with BeSpark went so well at the time that we recently turned to them for a second time. They kept their promises and had a tight planning, organisation and budget control. As a result, we looked back on remodelling 1.0 with pleasure.
After using the office for about six years, it was time for adjustments again. Not only because of intensive use and our growth in the number of colleagues, but also because of Covid and social trends, our needs changed. We come to the office to meet and inspire each other, because only concentrated work is also possible from home. We have a lot of hybrid meetings and want more spaces to meet interactively with each other and our business partners, as well as call and quiet rooms. Our office was in need of an overhaul to be able to work together in a modern way. Moreover, it should be clear in the entrance that we are a real estate company. And BeSpark managed to translate this in an excellent way into a new design.
We are currently still in renovation 2.0. Where this time health, sustainability and connection are central. We are already pleased with the first impression, but in the meantime, we are still moving forward. So if we are due for another office renovation in a few years' time, we know where to find BeSpark again!
